Can you hold a place before I apply?
We rent properties on a first-come, first-served basis. To secure a unit, submit a completed rental application with the required fee and documentation as soon as possible; we cannot reserve a property without an approved application and payment. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs depend on the property. Most rentals require the first month’s rent and a security deposit before occupancy; some units also require last month’s rent. Your lease and move-in statement will list all required upfront charges. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, typically 18 years or older, and provide valid identification and qualifying documentation. -
Is the deposit refundable?
Security deposits are generally refundable after move-out if the unit is returned in good condition beyond normal wear and tear and all lease terms are met. We may deduct unpaid rent, repair costs for damage, or cleaning charges, and provide an accounting of any deductions. -
Who needs a cosigner?
A cosigner or guarantor may be required if an applicant doesn’t meet income, credit, or rental history criteria. Cosigners must meet financial qualifications and sign the guarantor agreement to accept responsibility for the lease. -
You have a property I want to rent. How do I apply?
Apply online or in person with a completed rental application, application fee, proof of income, government ID, and any other requested documents. We review applications promptly and communicate next steps clearly to move qualified applicants toward lease approval. -
How do I pay rent?
Rent can typically be paid through the tenant portal (online payment), automatic bank transfer, or by check/money order depending on the property. Your lease will outline accepted payment methods and due dates; we encourage electronic payments for reliability and quick processing. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet. Some properties approve pets with a pet deposit, monthly pet rent, breed or size restrictions, or a pet agreement. We coordinate pet approvals and document any additional fees or rules. -
I want to move out, but my roommate wants to stay. What do I do?
Most leases hold all named tenants jointly responsible for the full lease term. If one tenant moves out and another wants to remain, the staying tenant must qualify individually or the departing tenant must arrange an approved replacement. Contact management to discuss options and required documentation. -
My lease expiration is coming and I want to move out. What do I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by the deadline. Providing timely notice helps avoid lease penalties and allows us to coordinate move-out inspections and return of the security deposit per lease terms. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and coordinate vendors to ensure repairs are done correctly and promptly. Tenants are responsible for damage caused by negligence or misuse. Submit maintenance requests through the designated portal or contact management, and we’ll respond quickly to assess and resolve the issue. -
How quickly do you respond to maintenance requests and emergencies?
We prioritize rapid response times and clear communication. Emergency repairs that affect safety or habitability are addressed immediately; non-emergency requests are scheduled promptly with preventive and permanent solutions in mind to protect property value and tenant comfort.
