Owner FAQs
Answers to your frequently asked questions
-
Am I required to make my property available to Section 8?
Local laws determine whether owners must accept Section 8; in most places it is optional. At Ryco Property Management we evaluate the benefits and obligations for each owner, help verify program requirements, and ensure any required repairs or inspections are completed quickly using our construction-first approach so your property stays compliant and tenant-ready. -
Are you licensed?
Yes. We are a licensed property management company that combines industry compliance with hands-on construction expertise to protect your investment and deliver accountable, professional service. -
Can I reach you after hours?
Yes. We provide a 24/7 emergency contact for urgent maintenance and safety issues, and handle routine questions during normal business hours. Our rapid-response protocol prioritizes tenant safety and limits damage through timely repairs. -
Can you put the money directly into my account?
Yes. We offer secure direct deposit for owner disbursements and provide clear monthly statements so you see rent collected and expenses deducted. Our goal is timely, predictable payouts that support transparent accounting. -
Do I get to see the lease or sign it?
Yes. Owners can review and approve lease terms before signing. We handle day-to-day lease execution, digital signing, and enforcement on your behalf while providing copies and status updates so you stay informed and in control. -
Do you sell real estate too?
We focus on full-service property management and maintenance, but can refer or coordinate with trusted real estate sales partners when owners want to buy or sell. Any referrals follow clear conflict-of-interest policies and prioritize your best outcome. -
How and when do I get my checks?
Owner disbursements are issued on a regular schedule—typically monthly—after rent is collected and expenses are reconciled. You can receive funds by direct deposit or check, accompanied by a detailed owner statement showing income and maintenance expenditures. -
How is rent collection handled?
We use an online payment portal, autopay options, and traditional methods to maximize on-time rent. Late payments are managed per lease terms with clear communications, late-fee enforcement, and escalation procedures to minimize loss and vacancy. -
How long of a lease do you sign?
Lease length is flexible based on market conditions and your preferences; our standard is a 12-month lease. We’ll advise on term strategies that reduce turnover and align with preventive maintenance cycles to protect long-term value. -
How much security deposit do you charge the tenant?
Security deposits follow local legal limits and market norms. Typical amounts are tied to monthly rent and tenant screening results; we recommend levels that protect you while remaining competitive. Deposits are documented and handled transparently. -
How soon can you start managing my property?
We can begin once a signed management agreement is in place and the property is ready for leasing. Our onboarding includes an inspection, necessary repairs or upgrades, marketing setup, and tenant screening—often allowing us to start marketing within days. -
What type of properties do you manage?
We manage single-family homes, multi-family units, condos, and small commercial properties. Our construction background and operations systems make us effective across property types where practical maintenance and timely repairs preserve value. -
What type of reports do I get and how often?
Owners receive regular financial statements, maintenance logs, repair invoices, and move-in/move-out reports. Monthly statements are standard, with additional or custom reports available on request to support transparency and informed decision-making. -
Who holds the tenant security deposit?
Security deposits are held in a separate trust or escrow account in accordance with local law. We handle deposit accounting, move-in/move-out inspections, and any lawful deductions with transparent documentation and timely settlement.
